Strong marketing isn’t just about a sign in the yard or a listing on the MLS that goes to Zillow. You should see consistent effort, clear communication, and measurable activity that shows your agent is actively working to attract qualified buyers. Let's take a look at what your agent should be doing.

A well-marketed listing starts with presentation, and some of that work is on you. Professional photography, accurate property details, and strategic pricing form the foundation, but decluttering your home and making it look right for professional photography is just as important. From there, the real test is how your agent promotes the home across multiple channels: online platforms, social media, direct outreach, open houses, and within their professional network. You shouldn’t have to guess where or how your home is being marketed.

Reliable communication is another major indicator. Your agent should keep you consistently updated throughout the process, not just when there’s an offer on the table. You should know what marketing is being done, how often it’s being done, and who it’s reaching. If showings slow down or online engagement dips, you should hear about that too. This should be covered during your listing presentation, but don't be afraid to state how often you expect to hear from them.

When something needs adjustment, whether it’s pricing, presentation, or exposure, you deserve a clear explanation and a strategy moving forward, which I usually do near the end of those 30 days.
