It’s one of the biggest choices buyers face in Central Florida: shiny new construction or character-filled resale? It really comes down to the kind of neighborhood you want to live in. Each of these have certain advantages and knowing them can help you decide which direction you want to go in. Here are a few of those advantages.
New construction advantages:
Builder incentives: As of late 2025, many builders in Clermont and Winter Garden are offering closing cost credits or rate buydowns to attract buyers. Builders who also provide design options are giving credit towards design upgrades as well.
Energy efficiency: Newer builds often cut monthly utility bills 20–30% due to better insulation and building materials used during construction.
Customization: Many builders allow you to pick flooring, countertop finishes, bath tile, and even lot views. Several builders have design centers, sometimes on site, where you can select these before construction begins.
Newer Systems: Get a fresh start on all new systems like HVAC, water heater, electric panels, and more. Some builders even offer solar systems for free with the construction.
Resale advantages:
Established neighborhoods: Communities that have been completed for several years or more have mature trees, finished amenities, and fewer construction trucks at sunrise.
Bigger lots: Many builders in the 90's and 2000's weren't worried about how many houses they can pack into a community, especially in Windermere and older Clermont communities. These neighborhoods will have quarter-acre lots or larger.
Negotiation flexibility: Sellers are more open to creative terms in a buyer's market like now. Where a new build is locked at a price, resale homes can have wiggle room, and if the seller is desperate to move, that wiggle room can be thousands of dollars.
2026 outlook:
New construction will continue expanding along Hancock Road in Minneola, Hwy 27 in Clermont, and Horizon West in Winter Garden, but price gaps between new and resale homes will narrow. Resales may offer better value for buyers seeking space or no HOA restrictions, but newer construction may give you incentives like lower interest rates or reduced closing costs.
Pro tip:
If you want the “new home” experience but hate builder markups, look at homes just 1–3 years old—still modern, already landscaped, and move-in ready. Plus, you still won't need to worry about replacing the AC or roof any time soon.
Bottom line:
Both paths can be smart. The key is aligning your purchase with your lifestyle, commute, and long-term goals—not just that smell of new paint.
