If you’ve been searching for homes across West Orlando or the surrounding suburbs over the last few months, you’ve probably noticed prices haven’t exactly fallen off a cliff, but that doesn't mean they haven't dropped at all. Prices have been steadily declining as the average days on market has increased over the last few months. Knowing what homes are selling for is an important tool in making sure you are getting the best deal.

Late 2025 snapshot:
According to the latest data from Florida Realtors, median prices are steady:

2026 forecast:
Economists project modest appreciation around 2–4%, thanks to steady job growth, new construction, and migration from out-of-state buyers, especially from the Northeast and Midwest. Mortgage rates may inch down slightly if inflation continues to stabilize, giving more buyers breathing room and opportunities.

What this means for buyers:

  • 2026 may be the last year of a strong buyer's market before demand surges again if rates ease.

  • Clermont and Minneola still offer entry-level value with newer developments and lower taxes.

  • Windermere and Winter Garden remain premium, but incentives from new home builders have helped their draw, offering rates in the 5% range and credits towards closing and design.

Bottom line:
Prices are holding slightly, not falling dramatically. Regardless of what some critics say, waiting for a market crash to buy is like waiting for Disney tickets to go on clearance, it’s just not happening. We are still in a buyer's market, so deals can be found. If rates slide, expect prices to increase, so catching a good deal prior to that is key.
